    Tenant damages appliances?

    My tenant moved into a home in fulton county, GA with appliances that were 1 yr old. Since then, I have had to pay to fix clogged sink, the dish washer is broke and now she say the new dryer wont heat up. What to do?

    In Texas if the lease states that you "provide appliances" you r responsible but if the damage incurred from misuse it is their responsibility. Is she/he putting food in sink or what , next time sink clogs up save items pulled out and show judge if u sue for damages

    The lease should state that the appliances are for the convenience of the tenants and are not a part of the guaranteed amenities. If they wish to use them they accept responsibility for cleaning, repair and pro-rated replacement if damaged.
