    We built a home for a "friend" on their lot.House finished.They refused to close, moved

    ...can do? We live in Texas. They stated that they refused to close because to get the loan the title co needed to have their land paid off. Since they had no money, we were asked by the bank to pay off their land so they could obtain the mortgage. However, they refused to sign stating we were trying to "take their house". We have obtaind a lien..but wonder if there is anything else we can do?

    getting the lien was the right move.

    now read Texas law on liens by the contractor -- my bet is you can move in court to foreclose which will let you seize the house and land, subject to the existing lien on the land, and then sell it.

    might not get all your money back, and you'll get most of it.

    Unfortunately, it sounds like you need a real estate attorney. If you have a lien, you may be able to force the sale of the property as in a foreclosure. But you need legal counsel at this point if you are going to pursue it. Good luck
